TENANT REPRESENTATION SERVICES
Brooks Real Estate, Inc. offers Tenant Representation services for our clients that require our services in acquiring property for lease.
Researching the Requirements. Whether the need is for retail, industrial or office, we are equipped with various tools as resources to research the market for availability of the property needed. The experience and knowledge we have of the area provides a depth of perception in addition to what our tools supply. Our clients are presented a list of properties that match their requirements in a format so that square footage, rental rates, location, description and other options can be viewed in a manner that allows an accurate comparison of the offerings.
Property Tours. We will work with our clients schedule and arrange tours of the properties, take pictures and request any more information as required.
Market Analysis. An important component of our Tenant Representation services is a professional analysis of what how the pricing on identified properties compares with other offerings or availabilities and how the market is currently performing. Based on this analysis, a negotiation strategy is developed and discussed with our client.
Lease Review and Negotiations. Upon either obtaining a lease or writing one ourselves, we review this with our client to advise them on the terms and conditions of the agreement. Where as we can give our professional advice concerning the lease as real estate professionals, we recommend a legal review if our clients have more concerns. If prompted by the lease presented, we will prepare a counter offer to as it fits in with the negotiation strategy.
Execution and Transition. A careful review of the lease is performed with our clients to insure that all changes have been accepted or all terms have been agreed upon. With the formal execution of the lease, we insure a successful transition for our client in order to develop a stronger relationship with their new Landlord and management staff.
